We had previously established in Part 1 of this pseudo-series that the market for houses is aged. Old houses mean old house parts. As things age without maintenance, they fall into disrepair.

One of the most expensive parts of an old home to have to repair is the septic system. However since the septic isn’t a part of the home anyone’s entirely eager to talk about, thus it and its importance are frequently swept under the rug. However you can’t ignore the septic completely! According to Bob Drayton Inc. replacing your septic has huge variance in cost from “as little as $4,000 – $5,000” to “$12,000 – $15,000 or more [for more complex septic systems]” That’s not including the cost of landscaping after the tank is dug out of your yard and the new one is dug into it.

Make sure, when you’re getting a “new-to-you” old house, you keep in mind the things hiding under the surface. If you don’t, you might end up flushing several thousand dollars down the toilet.
